CRZ (Coastal Regulation Zone) clearance is essential for properties near coastal areas like ECR. It determines whether construction is allowed based on distance from the shoreline.
Many projects claim beach proximity, but not all are legally buildable. Without proper CRZ approval, your plot may not be eligible for construction.
Always request official CRZ clearance documents and verify survey numbers before purchasing.
The Encumbrance Certificate (EC) is one of the most important documents in any land purchase. It records all transactions, loans, and legal claims associated with the property.
Verify at least 30 years of EC records to ensure a clear ownership chain, no outstanding loans, and no legal disputes.
